Owner Dashboard Help
Overview
The Owner Dashboard is the screen you land on right after logging in. It brings together, in a single view, how much revenue your space is generating per unit of floor area.
Access
The dashboard opens automatically after you log in. The top page (/) is always this dashboard, and clicking the logo in the side menu also returns you here.
Key Features
- Revenue for the selected period, with comparison to the previous period
- Rent multiple (revenue ÷ rent)
- Revenue per unit of floor area (e.g. per tsubo)
- Health indicators (subscription ratio, non-seat revenue ratio, self check-in ratio, direct booking ratio)
- Revenue breakdown (seat time, options, membership)
- Inline registration of floor area and monthly rent
Feature 1: Switching the Reporting Period
Buttons at the top right let you choose a 30-day, 90-day, or 365-day window. The default is 30 days. Switching the window recalculates revenue, the rent multiple, revenue per unit of area, and all health indicators for that period.
Feature 2: Rent Multiple
Calculated as revenue ÷ monthly rent. Revenue is normalized to a monthly figure before the ratio is calculated, even when the selected window isn't 30 days, so the multiple doesn't shift just because you chose a longer or shorter period.

If rent hasn't been registered, the card shows a registration link instead of a number. Only users with Organization Owner access or higher can register it; other users see a message asking them to request registration from their organization owner.
Feature 3: Revenue per Unit of Floor Area
Monthly revenue relative to floor area. The display unit is determined automatically by the facility's currency (its market), not by the viewer's language setting.

If floor area hasn't been registered, the card shows a registration link instead of a number.
Feature 4: Inline Registration of Area and Rent
Both floor area and monthly rent are optional. Even without them, the rest of the dashboard — revenue, the breakdown, and so on — still displays normally. Use the registration link inside the card to enter a value in place, without leaving the screen.
- Enter the area in the displayed unit (tsubo, ft², or m²) — it's converted to m² internally when saved.
- Enter rent in the facility's main currency unit (yen, dollars, etc.).
- Only users with Organization Owner access or higher can register or edit these values. A value that's already set can still be edited in place.
Feature 5: Health Indicators
Four indicators are shown as pills with a colored dot. The dot is green when the value meets or exceeds its target, and yellow when it falls short.

Feature 6: Revenue Breakdown
Revenue is broken down into three bars: seat time, options, and membership.
- Option revenue is already included in the seat-time total, so it is subtracted back out of seat-time revenue before display — adding the two together would double-count it.
- Membership revenue is an estimate (monthly recurring revenue, MRR) based on the plan price of active subscriptions. It is not the amount actually billed.
Feature 7: External Reservation Note
Reservations made through an external platform (an OTA, for example) don't pass their amount through to UnlockOS. When the share of recent reservations coming through external platforms exceeds a threshold, the revenue card shows a note explaining that the figure reflects direct bookings only.

FAQ
Q: Do I have to register floor area and rent?
A: No, both are optional. Even without them, revenue, health indicators, and the rest of the dashboard display normally.
Q: Can anyone see the rent figure?
A: Only Platform Admin, Organization Owner, and Facility Owner can view the dashboard at all. Facility Member cannot access this screen.
Q: Can I switch the display unit from tsubo to m²?
A: No, the display unit is determined automatically by the facility's currency (its market). Your own language setting doesn't affect it.
Q: Is option product revenue counted separately from seat-time revenue?
A: They're shown as separate bars, but the amount is already included in the seat-time total. Adding them together would double-count it, so the seat-time figure shown has the option amount subtracted out.
Q: Is membership revenue the amount actually billed?
A: No, it's an estimate (MRR) based on the plan price of active subscriptions. Annual plans are converted to a monthly figure before being added in.
Q: Most of my reservations come through an external platform like Airbnb. Will revenue still be accurate?
A: Reservations made through an external platform don't pass their amount through to UnlockOS, so the revenue card only reflects amounts from your own site. Facilities with a high share of external reservations see a note on the card. Check the direct booking ratio alongside revenue to understand how much of the picture it covers.
